Job Description Roles & Responsibilities Site Manager – Luxury Residential Villa Project (Tanzania) Project Location: Dar es Salaam, Tanzania Recruitment Location: United Arab Emirates (UAE) Employment Type: Full-Time | Project-Based Relocation Requirement: Candidates must currently reside in the UAE and be willing to relocate to Tanzania for the duration of the project. We are seeking an experienced and highly motivated Site Manager to oversee the execution of a luxury residential villa project in Dar es Salaam, Tanzania. The successful candidate will act as the Client's primary on-site representative, ensuring that all architectural, interior design, joinery, fit-out, and construction works are executed in accordance with approved drawings, project specifications, quality standards, budget requirements, and project timelines. Key Responsibilities Project Coordination & Management Lead and supervise day-to-day site operations. Coordinate Architectural, Interior Design, MEP, Structural, and Contractor teams. Ensure works are executed according to approved drawings, specifications, and project requirements. Monitor construction progress and provide regular updates to the Client and Design Team. Organize and lead site meetings with contractors, consultants, and suppliers. Identify project risks and implement corrective actions proactively. Interior Fit-Out & Joinery Management Review shop drawings, material submissions, and technical details before execution. Supervise all interior fit-out and custom joinery installations. Ensure millwork, furniture, finishes, and decorative elements are executed to luxury residential standards. Coordinate procurement schedules with fabrication and installation programs. Construction Supervision Oversee civil, architectural, finishing, and fit-out works. Verify compliance with local regulations, construction standards, and project specifications. Coordinate inspections, approvals, and site reviews. Monitor workmanship quality throughout the project lifecycle. Quality Control Conduct regular quality inspections and snagging reviews. Identify, document, and track defects through to completion. Maintain quality records, site reports, and inspection logs. Protect and maintain the approved design intent throughout construction. Planning & Reporting Review and monitor project schedules. Track milestones, delays, and project risks. Prepare weekly and monthly progress reports. Maintain photographic progress records. Support resource planning and forecasting requirements. Cost & Change Management Review variation requests and assess site implications. Verify quantities and completed works where required. Support evaluation of contractor claims and change orders. Monitor material wastage and site efficiency. Health, Safety & Compliance Ensure safe working practices are maintained on site. Monitor contractor compliance with health and safety requirements. Report incidents, risks, and corrective actions. Promote a safe and professional working environment for all stakeholders. Project Deliverables Protect and maintain the approved design intent. Ensure quality workmanship across all trades. Coordinate contractors, consultants, and suppliers effectively. Deliver timely and accurate progress reports. Monitor project schedules and quality benchmarks. Support testing, commissioning, snagging, and final project handover. Desired Candidate Profile Education Degree or Diploma in Civil Engineering, Architecture, Interior Design, Construction Management, or a related field. Experience Minimum 8 years of proven experience in Interior Fit-Out, Joinery, and Construction Projects. Experience managing luxury residential villas, hospitality, commercial, or high-end residential projects. Strong experience coordinating multiple trades, specialist contractors, consultants, and suppliers. Experience in both construction execution and interior fit-out projects is highly preferred. Previous experience working in East Africa or Tanzania will be considered an advantage. Experience managing luxury villas exceeding 1,000 sqm is preferred. Experience in hospitality or ultra-luxury residential projects is highly desirable. Willing to relocate to Dar es Salaam, Tanzania on a project basis. Valid passport and ability to travel internationally. Experience in luxury villa construction, interior fit-out, and joinery projects. Ability to act as the Client's trusted on-site representative throughout the project lifecycle.
