Leasing Manager
Job Description Roles & Responsibilities Position Summary The Leasing Manager is responsible for maximizing occupancy, rental income, and tenant retention across the company's portfolio of self-owned properties. This role leads all leasing activities, including tenant acquisition, lease negotiations, renewals, market analysis, vacancy management, and relationship management. The Leasing Manager works closely with property management, finance, legal, and maintenance teams to ensure optimal performance of the real estate portfolio and achievement of revenue targets. Key Responsibilities Leasing & Revenue Generation Develop and execute leasing strategies to achieve occupancy and rental income targets. Identify and attract prospective tenants through direct marketing, brokerage networks, referrals, and other leasing channels. Conduct property presentations, site inspections, and negotiations with prospective tenants. Negotiate lease terms, rental rates, and commercial conditions within approved guidelines. Monitor lease expiries and proactively manage tenant renewals to minimize vacancies. Maximize rental yields while maintaining competitive market positioning. Portfolio Management Manage leasing activities for residential, commercial, retail, or mixed-use properties as applicable. Maintain accurate vacancy reports, tenant pipelines, and occupancy forecasts. Monitor property performance and recommend strategies to improve asset value and income generation. Coordinate handover and move-in/move-out processes with relevant departments. Market Research & Analysis Conduct regular market surveys to assess rental rates, competitor properties, occupancy trends, and tenant demand. Analyze market conditions and recommend pricing strategies. Prepare periodic leasing performance reports and forecasts for management. Tenant Relationship Management Build and maintain strong relationships with existing and prospective tenants. Address tenant concerns related to leasing matters and coordinate resolutions with internal teams. Develop tenant retention initiatives to improve lease renewal rates and customer satisfaction. Broker & Agency Management Establish and maintain relationships with external brokers, agents, and leasing partners. Expand market reach through strategic partnerships and leasing networks. Financial & Reporting Responsibilities Prepare annual leasing budgets and revenue forecasts. Monitor leasing performance against KPIs and budget targets. Track rental collections in coordination with finance teams and support recovery efforts when required. Generate monthly management reports covering occupancy, leasing activity, renewals, vacancies, and revenue performance. Compliance & Documentation Ensure all leasing activities comply with applicable real estate regulations and company policies. Coordinate with legal advisors on lease documentation and contractual matters. Maintain accurate records of all lease agreements and tenant correspondence. Qualifications & Experience Education Bachelor’s degree in business administration, Real Estate, Property Management, Marketing, Finance, or a related field. Professional real estate certification is an advantage. Experience 5–10 years of leasing experience in commercial, residential, retail, or mixed-use real estate. Minimum 2–3 years in a supervisory or managerial leasing role. Experience managing owner-operated property portfolios is highly preferred. Proven track record of achieving occupancy and revenue targets. Knowledge & Skills Strong lease negotiation and closing skills. Knowledge of real estate leasing practices and market dynamics. Financial analysis and budgeting capabilities. Excellent communication and relationship management skills. Strong reporting and analytical abilities. Proficiency in property management and CRM software. Strong commercial awareness and customer service orientation. Ability to manage multiple properties and priorities simultaneously.
