Technical Audit Engineer
Job Description Roles & Responsibilities JOB DESCRIPTION Position Title Technical Audit Engineer Job Purpose The Technical Audit Engineer is responsible for independently validating maintenance work orders, refurbishment scopes, material consumption, and contractor activities to ensure technical necessity, quality standards, and cost effectiveness. The role acts as an internal control function to prevent unnecessary maintenance expenditure and improve operational efficiency. Key Responsibilities Work Order Scope Verification Review maintenance work orders raised by zone supervisors. Verify the technical necessity of proposed repairs and replacements. Challenge excessive or unjustified scopes of work. Ensure repairs are prioritized over replacements where technically feasible. Site Audits & Surprise Inspections Conduct random and surprise inspections of ongoing and completed works. Verify actual site conditions against work order descriptions. Confirm materials issued were genuinely required and utilized. Investigate discrepancies between reported and actual work completed. Refurbishment Scope Audits Review vacant unit refurbishment proposals. Validate replacement recommendations for flooring, painting, sanitary ware, doors, kitchens, and MEP systems. Ensure refurbishment scopes align with company standards and budget expectations. Recommend alternative repair solutions where appropriate. Material Usage Verification Audit material consumption against work orders. Verify quantities issued versus quantities utilized. Identify material wastage, misuse, and potential leakages. Coordinate with stores and cost control teams on inventory investigations. Contractor Performance Audits Conduct quality inspections of contractor works. Verify AMC contractor performance and compliance. Review variation requests and assess technical justification. Ensure adherence to company specifications and standards. Technical Investigations Investigate recurring maintenance issues. Identify root causes of repeated failures. Recommend long-term corrective measures. Prepare technical reports and findings for management review. Compliance & Standards Ensure maintenance activities comply with company policies and technical standards. Monitor compliance with safety and operational procedures. Support continuous improvement initiatives. Desired Candidate Profile Education Bachelor's Degree in Mechanical Engineering, Electrical Engineering, Civil Engineering, or Facilities Management. Experience Minimum 7–10 years of Facilities Management or Property Maintenance experience. Strong experience in residential property maintenance and refurbishment. Experience in technical inspections, quality assurance, or engineering audits preferred. Technical Skills Strong knowledge of: MEP systems Building fabric maintenance HVAC systems Plumbing systems Electrical systems Civil and architectural works Ability to read drawings and technical specifications. Familiarity with CAFM and ERP systems. Strong report-writing skills. Competencies High integrity and independence. Strong technical judgment. Investigative mindset. Ability to challenge decisions professionally. Excellent observation skills. Strong communication and reporting capabilities. Key Performance Indicators (KPIs) Percentage reduction in unnecessary maintenance costs. Refurbishment cost savings achieved. Number of work orders audited. Material consumption variances identified. Contractor non-conformance reports issued. Repeat maintenance reduction rate. Audit findings successfully implemented.
