Senior Quantity Surveyor
Job Description Roles & Responsibilities Responsibilities Prepare detailed quantity take-offs, Bills of Quantities (BOQs), and cost estimates for interior fit-out and joinery projects. Manage project budgets, cost planning, forecasting, and commercial reporting throughout the project lifecycle. Review tender documents, drawings, specifications, and contracts to identify commercial risks and opportunities. Evaluate subcontractor and supplier quotations, prepare comparative statements, and recommend awards. Prepare, negotiate, and manage subcontract agreements and purchase orders in coordination with the procurement team. Measure work progress, prepare interim payment applications, and certify subcontractor invoices. Prepare and manage variation orders, claims, extension of time (EOT) submissions, and final accounts. Monitor project costs against approved budgets and recommend cost-saving/value engineering solutions. Coordinate with Project Managers, Site Engineers, Procurement, Planning, and Finance teams on commercial matters. Attend client, consultant, and subcontractor meetings to resolve commercial and contractual issues. Ensure compliance with contract conditions, project specifications, and company commercial procedures. Maintain accurate commercial records, cost reports, and project documentation. Support management with project profitability analysis and monthly commercial reporting. Mentor and guide junior Quantity Surveyors where required. Desired Candidate Profile Bachelor's Degree in Quantity Surveying, Civil Engineering, Construction Management, or a related discipline. Minimum 7–10 years of UAE experience in Interior Fit-Out and Joinery projects. Interior Fit-Out experience is mandatory. Strong knowledge of BOQ preparation, quantity take-offs, cost estimation, contract administration, and commercial management. Proven experience in handling variations, claims, final accounts, and subcontractor management. Sound understanding of FIDIC contracts and UAE construction contract practices. Ability to interpret architectural, structural, MEP, and shop drawings. Proficiency in AutoCAD, Microsoft Excel, and MS Office. Experience with QS or ERP software is an added advantage. Strong analytical, negotiation, communication, and commercial decision-making skills. Ability to manage multiple projects simultaneously while meeting commercial objectives and project deadlines. Experience in value engineering and cost optimization for interior fit-out projects. UAE Driving License is an added advantage. Immediate joiners or candidates with short notice periods will be preferred.
