PROPERTY OPERATIONS COORDINATOR

Job Description Roles & Responsibilities Key One Realty Group is looking for an experienced, highly organized and proactive Property Operations Coordinator to join our Property Management team in Dubai. This is a hands-on operational role responsible for ensuring that managed residential properties are properly maintained, inspected, handed over and operationally controlled throughout the tenancy lifecycle. Coordinate day-to-day maintenance requests from reporting through completion Liaise with tenants, contractors, technicians, building management and security Obtain maintenance quotations and coordinate approved works Follow up with contractors and verify completion of maintenance works Coordinate tenant move-ins and move-outs Conduct or coordinate property inspections and prepare condition reports Document property damage, maintenance requirements and move-out findings Coordinate cleaning, repairs and property preparation between tenancies Ensure vacant properties are operationally ready for leasing Maintain control and records of property keys, access cards and remotes Coordinate building access, permits and operational requirements Maintain accurate maintenance, inspection and property-condition records Upload and maintain documentation in the Company’s approved systems Escalate matters requiring landlord approval internally to the Property Portfolio Executive Follow up on every assigned operational matter through to verified completion and closure Comply with Company SOPs, AML/CFT requirements and applicable Dubai real estate regulations Desired Candidate Profile Minimum 2–3 years’ relevant experience in Dubai property management or residential property operations Practical understanding of residential maintenance and property handovers Experience coordinating move-ins, move-outs and property inspections Good knowledge of Dubai building and community operational procedures Ability to coordinate multiple contractors and maintenance cases simultaneously Strong documentation and follow-up discipline Confident and professional communication with tenants and service providers Good understanding of property condition reporting and maintenance quotations Strong problem-solving and organizational skills Good written and spoken English Comfortable using property management systems, Microsoft Office and digital documentation tools UAE driving licence is an advantage We are looking for someone who takes real ownership of property operations. This role requires a person who does not simply forward maintenance requests or assign tasks to contractors. The successful candidate must actively follow each matter through: Reported → Assessed → Coordinated → Completed → Verified → Documented → Closed The candidate should be comfortable working in a fast-paced property management environment and managing multiple active properties and operational cases at the same time.
