Quantity Surveyor (Walk-In 5th - 6th September 2026){Swiss Hotel}

Review contract documents, drawings, specifications, BOQs, scope of work, and commercial conditions. Prepare detailed quantity take-offs and measurements from drawings, specifications, and site records. Prepare and review BOQs, estimates, rate analysis, and cost plans for civil, MEP, and other project works as applicable. Support preparation of project budgets, cost estimates, and tender documentation. Review tender documents, subcontractor quotations, supplier proposals, and commercial submissions. Prepare tender comparisons and commercial evaluation reports. Assist in negotiating rates, terms, and commercial conditions with subcontractors and suppliers. Monitor project costs against approved budgets and identify cost variances and potential overruns. Prepare interim payment applications, progress valuations, and payment certificates. Verify subcontractor and supplier invoices against approved quantities, rates, work progress, and contractual terms. Measure completed works at site and maintain accurate quantity records. Maintain detailed records of approved quantities, executed quantities, variations, and outstanding works. Evaluate and prepare variation orders, change orders, and additional works based on contract requirements. Review the commercial and cost impact of design changes, site instructions, RFIs, and scope changes. Assist in preparation and evaluation of claims, extensions of time, loss and expense, and other contractual submissions. Coordinate with project managers, engineers, planning teams, procurement, construction teams, consultants, and subcontractors on commercial matters. Review subcontract agreements, scope of work, BOQs, payment terms, and commercial conditions. Monitor subcontractor performance and ensure payments are aligned with contractual and actual progress. Track committed costs, actual expenditure, forecast costs, and cost-to-complete. Prepare monthly cost reports, commercial dashboards, cash-flow forecasts, and management reports. Identify opportunities for cost savings, value engineering, and commercial optimization. Maintain accurate records of contracts, variations, payments, claims, correspondence, and commercial documentation. Ensure all measurements and valuations comply with contract requirements and applicable standards. Participate in commercial meetings with clients, consultants, subcontractors, and suppliers. Support project close-out, final account preparation, reconciliation, and settlement. Review final quantities and ensure all variations, claims, deductions, and outstanding commercial matters are properly accounted for. Maintain proper documentation for audits and contractual records. Ensure compliance with company commercial procedures and project contractual requirements.

Desired Candidate Profile

Strong knowledge of quantity surveying and construction cost management. Excellent understanding of BOQs, quantity take-offs, measurement, rate analysis, and cost estimation. Good knowledge of construction contracts, subcontract administration, and commercial procedures. Strong understanding of variations, claims, valuations, payment applications, and final accounts. Ability to read and interpret civil, structural, architectural, and MEP drawings. Strong analytical and numerical skills with attention to detail. Good knowledge of cost control, forecasting, and budget management. Strong negotiation and commercial evaluation skills. Good understanding of FIDIC and other standard forms of construction contracts. Proficiency in MS Excel and quantity surveying/commercial software. Familiarity with ERP systems and project management platforms is an advantage. Strong communication and stakeholder-management skills. Ability to manage multiple projects and meet commercial deadlines. Qualifications & Experience Bachelor’s degree or Diploma in Quantity Surveying, Civil Engineering, Construction Management, or a related discipline. 5–10 years of relevant experience in quantity surveying, commercial management, or cost control within construction, engineering, infrastructure, or EPC projects. Proven experience in quantity measurement, valuations, variations, subcontractor management, and final accounts. Experience working on multidisciplinary engineering projects is preferred. UAE/GCC experience is highly preferred. Experience working on projects in Dubai and Abu Dhabi will be an advantage. Knowledge of UAE construction contracts, market rates, and local commercial practices is preferred. RICS membership or MRICS/related professional certification will be an added advantage.
